Job Description
Pro-active individuals with good administration, organisation and communication skills to join our Property Management team.
Key Responsibilities
Establishing and maintaining excellent communication with both landlords and tenant
Keeping both landlord and tenant updated with any issues arising or progress of tasks being carried out
Whilst the management of maintenance requests are delegated to the Maintenance Support Team, and property inspections to the Inspection Team, the Property Factor has overall responsibility for the property and ensure all requirements are being met
Identifying and developing other business opportunities for this or other departments within the firm
Arranging for any works required from the Inventory to be completed and deal with any landlord and tenant issues arising.

Ensuring that landlords are compliant with legislation and contractual obligations by ensuring that required safety certificates are carried out
Preparation of tenancy for new tenancy
Arranging repairs and maintenance as and when they arise and within a reasonable time-scale. Obtaining quotes when required.
Dealing with insurance claims in a timely manner
Visiting properties every six months. At times this could be more – the role is not just office-based and taking a hand-on approach is essential
Providing an advisory, forward-thinking and bespoke service to our clients to ensure retention rates remain high
Dealing with end of tenancy deposit negotiations in a timely manner
Seeking opportunities to increase revenue for the department and spotting any cross-selling opportunities that will benefit the company as a whole
The property management department will provide fantastic opportunities in the near future to anybody who is ambitious and it committed to providing exceptional service
Desired Qualifications/Skills
First degree and/or post graduate degree from a reputable institution preferably in Estate Management, or any other relevant discipline
Minimum of 3 – 5 years working experience in similar positions
Strong interpersonal, relationship-building, networking skills negotiation skills
Ability to multi-task and prioritize workload.
Confident liaising with clients via phone, email and letter
Ability to work under pressure with a degree of flexibility and to take control of own workload
Excellent interpersonal skills – good communication between departments and with tenants and landlords is essential
Excellent organisational and IT skills
A driving licence is preferred but not essential
Experienced user of Microsoft
Basic practical understanding of property and contractors
Team worker with ability to communicate on all levels with a wide range of people
Attention to detail, Honesty and Flexible
