Reports to: Director of Projects
Job Summary:
The project manager will oversee and coordinate all on-site construction activities, ensuring projects are completed on time, within budget, and to the highest quality standards. This role requires extensive knowledge of construction processes, site management, contractor coordination, and regulatory compliance. The project manager will work closely with project managers, architects, engineers, and contractors to execute real estate development projects efficiently.
Key Responsibilities:
Develop and implement construction plans and schedules to ensure timely project completion.
Coordinate with the procurement officer, architects, and engineers to align project goals with construction execution.
Ensure all materials, tools, and equipment are available as per project requirements.
Oversee daily construction activities, ensuring all work is performed according to approved plans and quality standards.
Manage and supervise subcontractors, site workers, and suppliers to maintain efficiency and productivity.
Conduct regular site inspections to monitor progress, identify potential risks, and ensure safety compliance.
Implement and enforce health, safety, and environmental regulations on construction sites.
Ensure adherence to building codes, zoning regulations, and industry standards.
Conduct quality checks on materials and workmanship to prevent defects and rework.
Address any construction-related issues, including structural or design modifications.
Ensure all necessary permits, licenses, and approvals are obtained and maintained throughout the project lifecycle.
Act as the primary point of contact between developers, contractors, vendors, and project teams.
Attend progress meetings and provide updates to senior management and project stakeholders.
Identify potential construction risks and develop mitigation strategies.
Resolve conflicts and disputes between contractors, workers, or project teams.
Adapt to unforeseen challenges such as weather delays, supply chain issues, or design changes.
Oversee final inspections and project handover to ensure all contractual obligations are met.
Address post-construction issues, including defect liability and warranty claims.
Provide input for lessons learned and continuous improvement for future projects.
Requirements:
Bachelor’s degree in civil engineering, construction management, or a related field.
Minimum of 6–8 years of experience in construction management, preferably in real estate development.
Strong understanding of construction methodologies, building codes, and safety regulations.
Experience with project management software such as MS Project, AutoCAD, Primavera, or equivalent.
Excellent leadership, negotiation, and problem-solving skills.
Strong ability to manage budgets, timelines, and multiple stakeholders.
Ability to read and interpret construction blueprints and technical documents.
Proficiency in risk assessment and conflict resolution.
Strong communication skills for effective coordination between teams and external partners.
