Main Duties:
Works alongside maintenance staff to accomplish tasks necessary to repair and maintain property and facilities. Must employ skills to fix and maintain property (including, but not limited to light plumbing, light electrical, handy work, cleaning, and maintaining residential apartments, painting) (at least 70% of responsibilities).
Monitors the use and inventories of spare parts, maintenance supplies, and equipment and reorders/purchases when necessary.
Creates a calendar for the scheduling of all maintenance work orders and ensures that work orders are completed in a timely manner
Ensures that maintenance team is adequately trained (including but not limited to basic safety training), equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.
Communicates daily with all maintenance staff, both individually and as a group, to ensure good two-way communication concerning maintenance issues.
Hires maintenance staff and completes employee performance reviews based on job descriptions to determine competency, knowledge, and contribution of the maintenance staff.
Maintains all organizational maintenance schedules and ensures maintenance staff completes recommended maintenance.
Creates and maintains a chart with the age and useful lifespan of all organizational appliances including but not limited to hot water heaters, microwaves, stoves, refrigerators, washer, dryers, generators, air conditioning units, etc.
Reviews the operation of the equipment named in number 7 to minimize unplanned downtime, anticipate and solve problems in a timely manner, and to identify opportunities for improvement. Reports such issues to the General Manager, Controller, and CEO for efficient decision making regarding repair/replacement.
Directs, maintains, and enforces the safety program for the maintenance department; reviews safety records to uphold standards of maximum safety for all maintenance staff.
Communicates with all operations and housekeeping staff to ensure that work orders are completed in a timely manner with quality and integrity.
To ensure effective communications by attending meetings as required and holding regular departmental meetings to impart information.
To hold regular on-the-job training and coaching sessions to ensure that staff can perform their duties correctly.
To ensure that VIP’s are timeously identified and that their presence is known to all staff.
To maintain a daily report of events and complaints, also noting what action was taken.
To ensure that all staff are security conscious and report any strangers to security immediately (prostitution, etc).
To hold regular performance appraisals, identify areas for development and training, and ensure that this training is carried out.
To prepare, on the required format, all information necessary for budgeting purposes.
To ensure a safe working environment in line with the Health & Safety (H&S) Policy. Promote and, by example, ensure safe working practices at all times.
As part of this, tasks may involve:
To undertake basic servicing and repair of machines to comply with H&S regulations and ensure all equipment is correctly maintained and serviced.
To use all equipment, machinery & materials provided in line with training and/or guidelines for personal and public safety.
To wear any protective/visible clothing provided for personal safety and well-being, enabling activity at times of seasonal or inclement conditions.
To use powered hand tools and light plant equipment, such as mowers, trimmers, hedge cutters etc, in addition to the usual range of tools and equipment on a regular basis.
To use tractor and trailer and tractor-mounted machines on site and between sites; setting up and use of grass-cutting equipment with due regard to personal safety and to the safety of others ; use of tractor for load carrying
All employees are expected to go about their duties in an environmentally responsible manner. It is our aim is to ensure all resources are utilised effectively and efficiently. This includes taking measures to minimise wasting energy, water and office consumables.
Obtains all quotes and estimates needed for repairs, regardless of size and scope of project and transmits this information to the operations manager for project approval and ensures all regulations are met at all times. This also includes any projects for which the management believes cannot be reasonably accomplished by the department due to additional skills or abilities beyond the department’s scope of knowledge.
Prepares work orders for approval by each department for inclusion with completed work order
