Quantity Surveyor

The Quantity Surveyor is responsible for managing the costs and budget of construction projects from initial estimates to final account settlements. This role involves preparing cost estimates, managing project costs, ensuring financial control, and providing cost advice to ensure projects are delivered within budget while maintaining the required quality and standards. The ideal candidate will have a minimum of 5 years of experience in a similar role.

Key Responsibilities:

Cost Estimation & Budgeting:

Prepare accurate cost estimates and budgets for construction projects based on project scope and drawings.
Develop, track, and monitor project budgets, ensuring costs are controlled and managed effectively.
Review tender documents and ensure accurate pricing for materials, labor, and overheads.

Procurement & Contract Administration:

Assist in the selection, negotiation, and management of contractors and suppliers, ensuring competitive pricing and quality materials.
Review, prepare, and manage contracts, including the review of variations, claims, and payment certificates.
Ensure adherence to contract terms and conditions, and manage any amendments or adjustments.

Cost Control & Financial Reporting:

Monitor project costs closely, ensuring work is completed within the approved budget.
Provide detailed and accurate financial reports, including cost forecasts, budget adjustments, and financial progress updates.
Identify and resolve cost discrepancies, and recommend corrective actions as necessary.

Measurement & Valuation:

Conduct site measurements and valuations to monitor the progress of construction work and ensure work is being completed as per the schedule and specifications.
Prepare interim payment applications and progress reports based on the percentage of work completed.
Ensure accurate valuation of work completed and timely processing of payments.

Risk Management & Value Engineering:

Identify potential risks and propose cost-effective solutions to mitigate financial impact on the project.
Advise on alternative construction methods, materials, or design options that deliver value for money while maintaining project quality and integrity.
Ensure the application of value engineering principles to enhance project performance and reduce costs.

Site Visits & Coordination:

Conduct regular site visits to inspect progress, assess quality, and ensure compliance with specifications and safety regulations.
Collaborate with project managers, engineers, and other stakeholders to resolve cost-related issues, ensuring smooth project execution.

Compliance & Documentation:

Ensure compliance with building regulations, standards, and legal requirements.
Maintain detailed records of financial transactions, procurement documents, and project-related contracts and agreements.

Qualifications:

Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
Minimum of 5 years of experience as a Quantity Surveyor in the construction industry, with a focus on cost control and project management.
Strong understanding of construction processes, materials, and costing methods.
Proficiency in Quantity Surveying software and Microsoft Office Suite (Excel, Word, Project).
Ability to interpret construction drawings, specifications, and contract documents.
Strong communication, negotiation, and problem-solving skills.

Preferred Qualifications:

Member of the Nigerian Institute of Quantity Surveyors (NIQS) or equivalent professional body.
Certification in Quantity Surveying or Cost Management (e.g., RICS, AIQS).
Experience with residential and commercial construction projects.
